As soon as a single asset combines office, retail and residential, it no longer belongs to a single body of rules. Indices diverge, notice periods diverge, energy obligations diverge — and most systems force you to open one file per regime.
Keysy was designed from that constraint, not adapted to it afterwards.

How the system reads a lease — and what it refuses to decide.
The extraction is not a black box. Every field carries a confidence score, a source page and a status. Below the threshold, the decision goes back to a human.
Reading
The document is segmented page by page: lease body, appendices, riders, plans. Tables and numbered clauses are recognised as such.
Extraction
A model specialised on French legal text identifies the 18 fields of the register and keeps, for each one, the source page and passage.
Control
Business rules applied to the output: rent/surface consistency, index compatible with the regime, ordered dates, applicable caps.
Decision
Above the threshold, the field is proposed pre-filled. Below it, the field is flagged and blocks validation until a manager settles it.
Four rules, non-negotiable.
- Nothing is written without a source.Every extracted field links back to its page and article. A manager can go straight to the text in one click, without reopening the PDF elsewhere.
- The threshold is yours.Configurable per field type. Above it, the field is proposed; below it, it blocks. No lease enters the register with an unresolved field.
- The model does not compute the review.Extraction identifies the index; the calculation is done by a deterministic rule, verifiable and reproducible. A regulated amount never comes out of a probabilistic model.
- Everything is logged.Proposed value, retained value, author of the decision, timestamp. The human correction is kept on the same footing as the proposal.
The portfolio is read, not compiled.

A validation should not have to wait for you to get back to the office.
Most of what Keysy prepares can be approved in a few seconds. The iOS and Android app, currently in closed testing, will carry the same processing queue, the same validation flow and the same audit trail as the desktop.
- Approve on the move. Reviews, rent invoices, formal notices: the prepared document is viewable and signable from mobile, with strong authentication.
- Be alerted at the right moment. A threshold breach, an unpaid rent, a notice deadline: the notification carries the action, not just the information.
- Record on site. Timestamped photos, readings, move-out reservations — attached to the asset with no re-entry needed back at the office.
- The same log. A validation made from mobile is logged identically: author, timestamp, prior value.
Three operations, held at the source.
The lease is read, not re-keyed.
Parties, surfaces, rent, deposit, review index and base quarter, service-charge clauses, three-year break dates: fields are extracted and attached to the asset. Notarial deeds, move-in reports and riders follow the same path.
Every lease is reviewed against its own index.
The system identifies leases reaching their review date, applies the index and quarter set out in the contract, checks the caps and produces the regulatory letter. The calculation stays broken down line by line and defensible if challenged.
Payments are reconciled, discrepancies escalated.
Accounts are connected read-only through an open-banking aggregator. Every transaction is matched to its lease. Discrepancies, partial payments and emerging arrears feed the processing queue, with the formal notice drafted at the right contractual stage.
What binds the mandate never travels alone.
A rent review, a notice to leave, a formal notice engage the responsibility of both the manager and the owner. The system prepares; the approval remains a human decision, logged and attributable.
Audit trail
Every calculation, every send, every change keeps its author, its timestamp and its prior state. Exportable over any period.
Approval workflow
Thresholds configurable by amount and by act type. Beyond them, the document is routed to a designated approver before it goes out.
Separation of duties
Entry, control and approval can be split apart. Rights by entity, by mandate and by portfolio.
Accountability reporting
Statements by mandate, by asset and by legal entity, in the format expected by the accountant and the statutory auditor.
